You've seen the box-store kits and the too-good-to-be-true one-day specials. They're thin, water-based coatings rolled onto an unprepped slab β and they fail in a season. The cheapest bid almost always means skipped grinding, no crack repair, or no moisture test, and you pay for it when the floor peels.

Most failed floors fail for the same few reasons. Hereβs what to check before you hand anyone a deposit:
The only right answers are diamond grinding or shot blasting. Acid etching and 'clean and roll' are why floors peel. If they don't grind, keep calling.
Concrete releases water vapor. A pro tests the slab and picks a primer to match. Skip it and the best coating in the world will bubble and lift.
Epoxy is cheaper but ambers and cures slowly; polyaspartic cures in hours, resists UV and hot tires, and lasts longer. Ask what system they're quoting and why.
'Epoxy floor' means nothing. A real quote lists grinding, crack repair, base coat, flake broadcast and clear topcoat β plus the total mil thickness.
A cheap one-day 'special' is usually a thin, water-based coating that fails in a season. A ground-and-flaked polyaspartic floor costs more because it lasts years, not months.
