The valley sees dozens of freeze-thaw cycles each winter, and UDOT and the city put down a lot of road salt and brine to keep I-15, I-80 and the side streets open. That salt rides home on your tires and drips onto the slab, where it soaks into bare or poorly sealed concrete, pits the surface and, over the years, corrodes the steel underneath.
A properly installed coating is a sealed, chemical-resistant layer over that concrete. Salt and slush sit on top and wipe off, water can't soak in and freeze inside the surface, and UV from an open garage door doesn't chalk the finish. Whether a floor survives a Salt Lake winter comes down almost entirely to the prep and the system β the part you can't see, and the part cheap bids skip.
